Troy recorded 490 home sales through September, a 2% decline from 500 during the same period in 2025, according to Realcomp data reported by The Oakland Press.
The median sale price moved in the opposite direction. Troy's year-to-date median climbed 4.1% to $500,000, up from $480,500 a year earlier.
That puts Troy's median above the broader regional benchmark. A separate ReMax Housing Report found that third-quarter sales across 10 key Oakland County communities declined 4.8%, with a median selling price of $440,166, a 4% increase.
Troy was among the 10 communities in that sample, alongside Birmingham, Bloomfield Hills, Farmington Hills, Novi, Rochester Hills and others.
The figures show a local market in which fewer homes changed hands, but the median price paid by buyers increased.
How Troy compares
Realcomp's September report showed Oakland County closed home sales declining 4.3% compared with September 2025.
That countywide figure measures September transactions, while Troy's 2% decline covers January through September. The two periods are different and should not be treated as directly comparable.
Among Troy's Oakland County neighbors, results varied.
Rochester Hills saw year-to-date sales rise 5.8%, while Birmingham dropped 12.2%. Bloomfield Hills posted a 118.2% jump in sales compared with the same period in 2025.
On the price side, Rochester Hills recorded a median of $572,500, while Bloomfield Hills saw its median fall 5.2% to $770,216.
Troy's $500,000 median represents an increase of $19,500 from the first nine months of 2025.
Mortgage rates remain elevated
Jeanette Schneider, president of ReMax of Southeastern Michigan, said in The Oakland Press that higher mortgage rates are shaping buyer behavior across the county.
Schneider said increased borrowing costs could stretch buyers' budgets and make them more selective, while sellers with well-maintained homes priced appropriately would be better positioned.
Those rates have been elevated.
The average 30-year fixed-rate mortgage reached 7.4% during October, its highest level in nearly three years.
By Oct. 29, the rate had eased to 7.24%, according to Freddie Mac.
The national average fell further to 7.18% as of Nov. 5. One year earlier, it stood at 6.17%.
Higher mortgage rates increase monthly borrowing costs for buyers financing a purchase, although individual loan terms depend on credit, down payments and other factors.
Buyers have more listings to consider
Karen Kage, CEO of Realcomp II Ltd., said in The Oakland Press report that Metro Detroit buyers in September had more homes to consider.
Inventory grew 3.1% from August to 30,295 listings in September, with more than 14,000 new listings entering the market that month, according to Realcomp.
The organization's September 2026 housing statistics also showed that active inventory was higher than a year earlier across the broader multiple-listing service area.
More available properties can give buyers additional choices, although local market conditions vary by price range and neighborhood.
For Troy, the first nine months of 2026 brought a modest decrease in sales volume alongside a higher median selling price.
The Troy figures cover January through September 2026, rather than just the most recent month. They do not include October transactions.
